First impressions are made online. These are the small things that make the biggest difference to how your property looks in photos and how it feels at a viewing.
Before the photographer arrives
- Clear countertops, tables and floors of everything that is not furniture
- Open all curtains and turn on every light
- Replace blown bulbs and fix anything visibly broken
- Make the beds with plain, light-coloured linen
- Trim the garden and clean the pool
Before every viewing
Air the house out, switch on the air-conditioning in the main rooms half an hour before, and put pets and valuables away. If you are living in the property, it helps to be out during the viewing so visitors feel free to look around and ask questions.
What not to spend on
Major renovations rarely pay for themselves before a sale or lease. Paint, cleaning and repairs almost always do. If you are unsure, ask us before you spend.
