Ask three agents what your house should lease for and you may get three different answers. This is how we arrive at ours, and why we will always show you the reasoning.
We start with actual leases, not listings
Listings show what owners hope to get. We look at what similar homes in the same area have actually leased for recently, from our own records and our network.
Then we adjust for what makes your home different
- Location within the subdivision or building, and access to Clark
- Floor area, number of bedrooms and bathrooms
- Pool, garden, parking and storage
- Furnishing and appliances
- Age and condition of the property
And we look at timing
Demand from relocating professionals and companies in Clark rises and falls through the year. A home that comes on the market at the right time can lease at the top of its range; at a slow time, pricing slightly lower to avoid an empty month often earns more overall.
An empty month costs more than a slightly lower rent. The best rate is the one that leases to a good tenant quickly.
What you get from us
A recommended rent, a range, and the comparable leases behind them. You decide; we explain the trade-offs. Ask us for a rental valuation.
