Tenant's Guide

What tenants should know before signing a lease in Pampanga

Deposits, repairs, renewals and move-out: the parts of a lease worth reading twice.

Bedroom in a leased home

A lease protects both you and the owner, but only if you know what is in it. These are the clauses we always point out to tenants before they sign.

Advance and deposit

Leases in Angeles City and Clark commonly ask for one or two months’ rent in advance and two months as a security deposit. Check when and how the deposit is returned, and what can be deducted from it.

Repairs

Know which repairs are yours and which are the owner’s, and how to report a problem. Normal wear and major systems are usually the owner’s responsibility; damage caused by use is usually the tenant’s.

Renewal and early termination

How much notice must you give to renew or leave? Is there a penalty for leaving early? Can the rent change on renewal, and by how much?

House rules

Subdivisions and condominiums have their own rules on pets, guests, parking, renovations and move-in times. Ask for a copy before you sign.

Inspect and document

Walk through the property at move-in, list anything already damaged and take dated photos. It is the simplest way to make sure you get your deposit back.
